GENERAL BUILDING SPECIFICATIONS
The home is located in a setting with privileged views of the Mediterranean Sea and the north of Africa, specifically in the established Arroyo de la Cañas Urbanization in Estepona, close to one of the most sought-after golf courses in the area, namely La Resina Golf.
The casuistry of the project is defined based on the characteristics of the plots themselves, whose shape has been the basis for the distribution and design of the villas in this residential complex.
The homes are positioned so that both the indoor and outdoor spaces take full advantage of the area available, while also exploiting the sunlight and views according to their orientation.
The orography of the plots results in the slope dropping towards the only available public boundary, access to 5 villas being from the lower boundary and to the 3 remaining villas from the higher level. This feature has benefited the planning of the road access to the open-air parking area of the home, providing surface access for cars and pedestrians to the home.
The inside of the dwelling is distributed around a main double height space that is the communications hub (stairs), flanked by the rooms of the home for daytime use, namely the living-dining room and kitchen.
This space links the room on each level taking into account the functionality of the spaces and the relationship between them.
The villa has three floors, the main ones being the ground and upper floors. The ground floor level is home to the daytime living areas connected to a porch and garden area, giving access to the main swimming pool. The more private areas of the home can be found mainly on the top floor, which hosts the two main bedrooms, with the option of creating a third bedroom on this floor by reorganising the layout. The ground floor hosts an extra guest bedroom that is independent from the daytime living area and the porches surrounding it.
All the bedrooms in the home are en suite, each with a bathroom and dressing room. This solution was included as a special and innovative feature of the project, with no loss of privacy or practicality.
The basement of the villa is another large space that complements and adds significant value to the property.
This level hosts a multi-purpose room and an extra bedroom with en suite bathroom, both enjoying natural light. It also includes the home’s maintenance facilities, such as the laundry room, store room and plant room.
Finally, there is the option of providing access to the rooftop via an external staircase to take advantage of a wonderful solarium, which could be used as an outdoor gym or sun lounger area from which it is possible to enjoy views of the hills, sea and coastal towns of the Mediterranean.
The project design aims to incorporate materials and systems that comply with the building requirements of the 21st Century, thereby making this an eco-friendly project.
Thus, the project incorporates building solutions such as: an inverted flat roof, low emissivity double glazing, automatic low-energy LED lighting or underfloor heating.
Furthermore, the layout of the homes on the plot, their orientation and interior layouts generate natural cross ventilation and promote the use of natural light.
In addition, an automated system with a timer will be used to control the watering and lighting in the gardens and swimming pool.
Aerothermal systems are a renewable source of energy that harnesses the energy contained in the ambient air to use it for different purposes. It can be used to meet the demand for domestic hot water according to regulations, as well as to control the temperature of the water used in the underfloor heating, air conditioning or even the heated swimming pool.

Folding pivot front door with natural iroko wood finish with beading treated for exterior use. Leaf with hidden hinges and opening of 130 x 310 cm + fixed side glass door of 130 x 310 cm. Making total dimension of 260×310 cm. Vertical handle satin stainless steel on the outside and one of the same series on the inside.
Front panels of kitchen units manufactured in matt lacquered DM with melamine cabinets. Aluminium door handles and toe kicks. (Optional alternative design).
Fully-finished wardrobes with 4 cm thick doors made with oak veneer in natural finish. Melamine interior with “Cancun Linen” finish. Recessed handle according to the design in natural oak. (Optional alternative design).
Exterior gate for pedestrian access to the plot of a single leaf of iroko wood of 120 x 220 cm. Metal frame for pedestrian entrance gate according to plans.

The whole plot is enclosed by means of a 120 cm twist wire fence between hedges around the private boundaries of the plot.
Pergola on south and west façade with self-supporting metallic structure in accordance with the plans made of WPC tubular frame sections of 90×90 mm by the company BASTONE DISEGNA, model MEIER.
Exterior pergola on porch consisting of metal pillar structure and beams according to design on the plans. Covered with latticework at the top using synthetic wood joists from the company DECODECKING NEW TECH WOOD, in ANTIQUE colour in accordance with layout plans.
